  1. Legal Classification: A standard Leasehold creates a personal contractual right between landlord and tenant. Conversely, Sap-Ing-Sith creates a registered real property right (right in rem) attached directly to the property and backed by an official Sap-Ing-Sith Certificate issued by the Land Department.

  2. Transfer & Subleasing Rights: Transferring a standard leasehold or subleasing generally requires explicit written consent from the landowner. A Sap-Ing-Sith certificate holder can freely transfer, sell, or sublease the right at the Land Office without requiring the landowner's consent.

  3. Mortgageability & Financial Collateral: Standard lease agreements cannot be mortgaged with commercial banks. In contrast, a Sap-Ing-Sith certificate can be legally mortgaged with financial institutions as loan collateral, unlocking significant capital liquidity for investors.

  4. Inheritance & Succession: Traditional leasehold rights generally terminate upon the lessee's death unless specifically stipulated in the contract. Sap-Ing-Sith rights automatically pass to legal heirs by law upon the holder's passing.
